Summary

Incumbents in the Facilities Service Representative series clean and maintain building areas to maximize a healthy, safe, pleasant, and functional environment. Incumbents work as a member of a team to complete tasks.

Distinguishing Characteristics

This Facilities Service Representative III is distinguished from the Facilities Service Representative II in that incumbents in the III level perform work in buildings which contain complex equipment and/or pools, or that require a broader range of responsibilities. Incumbents have the knowledge, skills, and experience to perform tasks independently and may assume a role in coordinating maintenance projects.

Reporting and Supervisory Responsibilities

The Facilities Service Representative III reports to a Team Leader Facilities. This classification may train and guide hourly and/or student employees.

Typical Functions


  1. Cleans, refinishes, and maintains a variety of floor coverings.
  2. Cleans restrooms and restocks paper and soap supplies.
  3. Maintains building lighting by replacing incandescent bulbs and fluorescent tubes, deflector covers, and cleaning fixtures.
  4. Removes debris from trash receptacles and keeps liners and receptacles clean.
  5. Dusts furniture, blinds, and equipment.
  6. Cleans and washes windows, walls, and doors.
  7. Removes snow and ice from all exits, entrances, fire escape exits, and handicap ramps.
  8. Initiates and tags work orders for repair and maintenance.
  9. Assists in maintaining adequate stock of cleaning supplies for repair and maintenance.
  10. Ensures proper care in the use and maintenance of equipment and supplies.
  11. Performs minor repairs to buildings and equipment, such as tightens all bolts and screws, replaces ceiling and floor tiles, makes minor window adjustments, adjusts thermostats, etc.
  12. Performs basic scheduled preventive maintenance on buildings and equipment.
  13. Maintains records of all maintenance and repair activities.
  14. Promotes continuous improvement of workplace safety and environmental practices.
  15. Performs all duties and tasks assigned by a supervisor or manager such as attending training and participating in development teams.
  16. May perform routine deep cleaning of pool, pool deck, and pool area as well as major maintenance, including draining the pool, cleaning filters, etc.
  17. May perform water quality tests on pool water to ensure local and state safety standards.
  18. Performs miscellaneous job-related duties as assigned.

  1. Knowledge of chemical cleaning supplies and application.
  2. Knowledge of proper cleaning techniques and standards.
  3. Knowledge of basic hand tools and equipment used in routine building maintenance.
  4. Knowledge of safe work practices.
  5. Knowledge of safe grounds maintenance methods and techniques.
  6. Knowledge of basic building and equipment maintenance and repair.
  7. Ability to use and care for hand and power tools used in custodial work.
  8. Ability to learn and care for an assigned area and equipment.
  9. Ability to operate cleaning equipment such as vacuums, carpet extractors, burnishers, etc.
  10. Ability to identify maintenance problems that need the attention of repair personnel.
  11. Ability to understand and follow safety procedures.
  12. Ability to learn through observation and hands on experience.
  13. Ability to understand and follow directions without close supervision.
  14. Ability to work well under pressure; meeting multiple and sometimes conflicting deadlines.
  15. Ability to complete routine paperwork

Minimum Qualifications

Three years of commercial cleaning experience is required.

Work Environment and Physical Requirements

The position requires considerable physical activity. Employees must have sufficient strength to perform the duties and responsibilities of the position including heavy lifting (50 pounds) and/or pushing and pulling of heavy objects. Employees must be prepared to assume uncomfortable positions such as crawling, kneeling, and squatting. Additionally, the work environment can include confined or narrow spaces. Employees must adhere to safety precautions and may be required to use protective equipment.
